Changing law for Homeowner and condominium associations!

The new 2005 Colorado law governing common interest ownership associations in Colorado made a number of important changes affecting all associations. The following items are a quick summary of some key new requirements for the administration of associations. Most of this new law is effective starting January 1, 2006.

  • Homeowner and condominium associations in Colorado have a new requirement to conduct a bi-annual audit or review of their books and records.
  • Association financial records must be maintained on the accrual basis.
  • There are new owner meeting notice and owner participation requirements.
  • Architectural and declaration requirements are modified.
  • Annual training of owners is required.
